PSU- Greater Allegheny – Frable Building Office Suite Reno

 Scope:  2,200 S.F


A renovation to a faculty cluster of offices suites into a reimagined combined open office suite which promotes physical, visual and team interaction.  Strategically placing 7 offices near the perimeter along with an 8 person conference room highlighted by a field fabricated demountable partition system of glass, patterned film and wood doors. Support space includes a mail room, two clusters of collaboration tables for adjunct faculty and student near a break out area and kitchenette. 


A shared 8th office provides flexible expansion / growth for either faculty or staff. 2” linear light fixtures create a perpendicular rythym along the ceiling highlighted by the same fixtures becoming a wall accent as the light fixture turns down 4’ on the wall to continue the floor pattern and break up an otherwise long corridor. 


This phase II Project completes the University’s vision for this half of the building’s second floor wing and provides a much needed upgrade for the campus faculty. Construction cost was closely monitored between construction divisions 02 – 12 for cost alignments. Labor and Industry required ADA improvements per state request and interpretation (outside the scope of work) were factored while other construction items were value engineered for improved cost parament alignments. 


Light touches of strategically placed accent wall paints provides for a faculty customized experience within a controlled finish palette.

PSU- Greater Allegheny – Frable Building Office Suite Reno

Grandview Loft Apartments Mt. Washington, PA

 Scope: 38,000 Square Feet


The conversion of a 1910's 4 story, 38,000 square foot academic building, previously owned by the diocese of Pittsburgh, into a 34 unit loft style apartment building which caters to the Uber generation. 


The renovation is a full architectural, mechanical, plumbing, electrical, and fire protection upgrade to the existing shell. The scope will include renovation of 3 stories into single apartments ranging from one bedroom, two bedroom and efficiency. Each apartment features oversized windows, 12' high ceiling, full kitchen with island, and boutique toilet and shower room. Accessible units are provided

.

Building Amenities include dedicated lounge and laundry on each floor .

The renovation of the ground floor includes new Lobby, Business Office, Business Center/ Multi-use space, Fitness Room, Tenant Storage and Bike Storage Area.

A new Roof Deck features a raised platform deck and railing for 100 people, new connective elevator and airlock and new stair tower extensions. 


Exterior and grounds scope include new site parking, security gate, site lighting and building signage, tree planting and additional parking gained through zoning review.

Interior of the building is applying selective, rich feeling finishes to an existing palette to evoke both higher end living while controlling the construction value.

Rajbhog Indian Market & Café - Cranberry Mall

A combination Indian market, café and kitchen, located in the heart of the Cranberry Mall, Cranberry PA. A 5,500 square foot renovation included complete demolition of the existing space, new café, café seating incorporated into the market for seamless shopping experience. Outdoor seating is facilitated by a new vertical rising garage door. Full service kitchen, walk in coolers, freezers is provided with a dedicated exhaust system for odor control. 


Rich palette of reclaimed lumber is used as an economical wall cladding at the servery and café knee walls. Quartz counters visually tie the market and cafe point of sales together while offering a stain resistant surface to turmeric, a popular and frequently used spice in Indian cuisine. Polished and stained concrete flow through both spaces creating a low maintenance yet reflective and clean surface which flows through both spaces.  Custom over scaled stenciling exist at various painted accent walls as an inexpensive touch.

Rajbhog Indian Market & Café - Cranberry Mall

LumberJaxes Axe Throwing - Cranberry, PA

LumberJaXes Ax Throwing in Cranberry is a recreational renovation to an existing bay in the Cranberry Mall.

Covering 6,300 square feet, it includes 22 throwing lanes, family observation area, bar support space and walk in cooler for beverage storage.


The demising partition include resilient channels, isolation gaskets as well as a separated ply wood throwing wall which is isolated from the structure above and demising partition behind. The throwing wall is fabricated from non-combustible plywood with removeable plywood facing panels and rubber mats.


The throwing lanes are a composite of metal fencing set and wood clad knee walls .
